WHAT PROPERTY-MANAGEMENT FEES COVER

Know what you are paying for—not just what you are paying.

The same fee label can cover different work at different companies. Compare both the price and the responsibilities included in the agreement.

ONGOING MANAGEMENT

Monthly administration

Depending on the agreement, this may include rent collection, tenant communication, owner accounting, maintenance coordination, notices, inspections, lease administration, and day-to-day management.

LEASING / PLACEMENT

Finding and onboarding a tenant

May include marketing, inquiries, showings, screening, lease preparation, move-in coordination, and other leasing work. Confirm exactly what is included.

RENEWALS

Extending the tenancy

Renewal work may include market review, owner direction, tenant negotiation, documents, and association coordination. Some companies charge separately; others include it.

MAINTENANCE

Vendor coordination

Management may include receiving requests, communicating with tenants, obtaining estimates, coordinating access, documenting work, and handling invoices. Ask whether a markup or administrative charge applies.

INSPECTIONS

Property visits

Routine inspections, move-in or move-out documentation, and special visits may be included, separately charged, or limited depending on the agreement.

ADMINISTRATION

Technology and other charges

Software, payment processing, setup, document, reporting, or other administrative costs may appear separately. Compare the complete agreement rather than assuming they are included.

Compare the whole structure

Price only makes sense in context.

A lower headline management percentage is not automatically less expensive if the agreement adds leasing, renewal, maintenance, vacancy, inspection, or administrative charges elsewhere.
