Monthly management

Percentage of rent collected

Charged only while a tenant is in place and paying rent. The percentage is property-specific and may vary based on management responsibilities, property condition and anticipated maintenance demands, monthly rental amount, expected turnover, and number of units.

Tenant placement / leasing

One month’s rent

A one-time tenant-placement charge, split equally with a cooperating brokerage when applicable.

$0 while vacant. No management fee until a tenant is in place and paying rent.
Maintenance transparency. Vendor estimates, invoices, and vendor contact information are provided to the owner; Icon Realty does not add a maintenance markup.

Property-specific quote

The percentage is not one-size-fits-all.

A higher monthly rent may support a lower management percentage because the percentage is applied to a larger rent amount. Multiple units under the same ownership may also support a lower percentage depending on the properties and management requirements.
