MANAGEMENT COSTS

Property-management cost is more than one percentage.

Pricing varies by company, market, property, and service package. A useful comparison separates the recurring management charge from leasing, renewals, maintenance markups, inspections, vacancy charges, administrative fees, and other terms.

01

Monthly management

Often structured as a percentage of rent, a flat monthly amount, or a tiered plan. Check whether the fee is based on rent charged or rent actually collected and whether any minimum applies.

02

Tenant placement / leasing

May be charged as a percentage of one month’s rent, a full month’s rent, or a flat amount. Compare what the fee includes and how often turnover occurs.

03

Renewal charges

Some agreements charge a flat renewal fee or a percentage when an existing tenant renews. Others include renewal administration in the monthly management fee.

04

Maintenance markups

Some managers add a percentage or administrative charge to third-party vendor work. Ask whether vendor estimates, invoices, and vendor contact information are available to the owner.

05

Setup, technology & administrative fees

Onboarding, software, payment processing, document, inspection, or other administrative charges may be separate from the headline management fee.

06

Vacancy / minimum fees

Some agreements charge a flat or minimum amount even when no tenant is paying rent. That is different from the ownership cost of lost rent during vacancy.

07

Termination & transfer terms

Notice periods, early-termination fees, leasing-protection clauses, and transfer charges can affect the cost of changing managers even though they are not ordinary monthly expenses.
