FAQ
Questions about property-management costs.
Practical answers about fee structures, comparing proposals, calculating annual cost, and when Icon Realty may be an option for a South Florida property.
Can I use this site if my rental property is outside Florida?
Yes. The calculator and educational information are intended for rental-property owners throughout the United States. Pricing, contract terms, services, and laws vary by market and state, so the general information should be applied to the actual agreement being evaluated. Icon Realty’s direct management services are limited to its South Florida service area.
What does the cost calculator show?
It uses the fee amounts and assumptions you enter to estimate annual ongoing management cost and the effective fee load as a percentage of scheduled annual rent. It can include monthly management, tenant placement, renewals, maintenance markups, inspections, vacancy or minimum charges, technology or administrative fees, and other recurring costs.
Do I have to provide contact information to use the calculator?
No. The calculator can be used without submitting your name, email address, phone number, or property address. A separate form is used only when a South Florida owner wants an actual Icon Realty cost estimate.
Is the lowest management percentage always the least expensive option?
No. A lower headline percentage can still produce a higher total cost if the agreement adds leasing, renewal, maintenance, inspection, vacancy, technology, or administrative charges. Compare the complete fee structure and the services included.
Do property managers charge maintenance markups?
Some do and some do not. Where a markup or administrative charge applies, ask how it is calculated and whether you receive vendor estimates, invoices, and vendor contact information.
Do some property managers charge while a property is vacant?
Yes. Some agreements impose a flat or minimum management charge during vacancy. That contractual charge is different from lost rental income caused by the vacancy itself.
What should I compare besides the monthly management fee?
Look at tenant-placement fees, renewals, maintenance markups, setup and technology fees, inspection charges, vacancy or minimum fees, termination provisions, service scope, accounting, communication, and how vendor work is handled.
Can I change managers while a tenant is in place?
Often, yes. The management agreement generally determines how and when the management relationship can end, while the tenant’s lease ordinarily continues according to its terms. Review the applicable agreement and local requirements before acting.
How does Icon Realty charge?
For properties within its South Florida service area, Icon Realty charges a property-specific percentage of rent collected while a tenant is in place and paying rent. Tenant placement is generally one month’s rent. Icon Realty charges $0 renewal fee, $0 maintenance markup, $0 setup fee, $0 routine inspection fee, and $0 management fee while vacant.
How is Icon Realty’s management percentage determined?
The percentage is property-specific and may vary based on management responsibilities, property condition and anticipated maintenance demands, monthly rental amount, expected turnover, and number of units. Higher rent or multiple units under the same ownership may support a lower percentage depending on the circumstances.
