Switching Property Managers

Changing managers has costs—but staying with the wrong structure can too.

Review the existing agreement, transition obligations, open issues, and the new proposal before deciding when and how to switch.

Calculate My Current Costs
01

Read the termination terms

Look for notice requirements, termination charges, leasing-protection clauses, transfer fees, and any obligations that survive termination.

02

Identify what must transfer

Leases, ledgers, deposits, tenant communications, keys, vendor information, association records, open maintenance, owner funds, and accounting records may all need coordination.

03

Compare future cost, not sunk cost

A one-time transition cost may or may not be significant compared with the ongoing economics of the existing management arrangement.

04

Plan around the tenancy

A management change can often occur while a tenant remains in place. The right timing depends on the agreement, tenant status, association, deposits, and open issues.
